Portable Tenant Screening Report is a concept designed specifically to let renters create and own their screening report (credit, criminal, eviction, and income verification) so you can reuse it with as many landlords as you want—without paying new fees every time.
Here’s the clearest way to do it:
1. Go to the website Visit → https://www.portabletenant.com
2. Create an account and choose your role. Sign up for a free account, then select “I am a Renter” (not landlord).
3. Order your report (called a “MyRentsume” on Portable Tenant platform). The site will guide you through the quick process:
- Provide your personal info.
- Pay the one-time fee.
- The report is generated instantly or within minutes.
4. Review your report carefully. Check every section for errors or outdated information. You can dispute anything inaccurate directly through the platform if needed.
5. Share it with landlords Once you’re happy with it:
- Click the “Share” button.
- Enter the landlord/property manager’s email or generate a secure shareable link/PDF.
- The report stays valid for 30 days, so you can send the same one to multiple properties.
That’s it—no landlord needs to be involved to create the report, and you control who sees it.

By definition:
1. It must be requested by the renter.
2. It must be shared within 30 days from the generation date (up to 90 days in Rhode Island).
3. It must be provided directly through the CRA (Credit Reporting Agency).

What Happens Next for the Landlord:
- They instantly receive an email saying “[Your Name] has shared their screening report with you.”
- They click the secure link in the email.
- They log in (or create a free account) using the same email address you entered.
- They quickly verify their identity (one-time step).
- They can now view your full report (credit, criminal, eviction, income, etc.) directly in their dashboard.
The link stays active for as long as your report is valid (usually 30 days), and you can revoke access anytime if needed.

Accepting applications and clarifying rules about portable tenant screening reports
Yes - in Colorado and Illinois, if the provided PTSR meets the lawful PTSR definition requirements.
It is optional but encouraged in states like California, Washington, Maryland, and Rhode Island.
Please verify this information with your state's law at this time as PTSR laws are changing quickly.

Great question and a reason why accepting a PDF or a printed version of a PTSR is extremely dangerous to the landlord.
Rest assured, with Portable Tenant, every time you review the tenant screening report electronically, it populates with the latest data as long as the data exists at the court level.
This means that if there were material changes on the PTSR since it was generated, the latest housing record will appear as long as it was entered at the Housing Court level.
The increased liability issue used to be a problem when there was no technical solution for portability of the report after the legislation passed. We offer any affiliate that sends renters to process their PTSRs to Portable Tenant 10% of affiliate revenue payable when the affiliate payout amount reaches $100 and after 60 days from the transaction date.
You are eligible for commissions for a 2-year period. Example: If you had referred an applicant who applied with Portable Tenant and he or she applied again with PT within a 2-year window, you are still benefiting from the 10% affiliate revenue each time he or she processes a transaction.
You must send your applicant to your affiliate-specific link we provide in your Affiliate account with Portable Tenant. It works best if you have a website where you can place our “Apply with Portable Tenant” button linked to your affiliate ID.
If you don’t have a website you will need to access and share your affiliate link every time you refer a renter.
